Secin Engineering, in UTE (Union Temporary Companies) with the ABM Arquitects Studio, has won the public tender for designing and construction management of a underground parking and open-air sports hall project in downtown Alcobendas area (Madrid), with which it is intended to optimize the provision of parking and streamline traffic in this area. This will be possible thanks to a compact configuration plan, with easy access and exit, accompanied by a modern and organic design, in line with the future Ecobulevar in which it will be integrated.
The parking will have a total of 205 places, of which 6 will be for people with reduced mobility and 16 will include charging points for electric vehicles. The parking places will be arranged in the perimeter of the building and in a large central island of two rows, creating a quite effective design with a simple and efficient circulation around the central parking places. It will be also equipped with facilities and technologies such as vehicle guidance in the interior and on the road with an automated and computerized management system that includes license plate reading, a system for indicating free and occupied spaces, LED lighting for very low consumption with presence detectors for selective zone shutdown in case of no presence; automatic control of ventilation and extraction of air by Carbon Monoxide (CO) ramp, and recharging systems for cars, motorcycles and smart electric bikes that interact with vehicle and the electric network depending on the availability of energy.
The outdoor space of the roof will have free Wi-Fi connection and will be connected to the rest of the eco-boulevard in a Smart-city network.
Energy Efficient and Sustainable Construction
The slope of the terrain makes the entire south façade and part of the east and west facades of the car park are exposed, so they are given a permeable and very attractive facade treatment, with a design in line with sport hall cover. This also allows maximum use of natural light and ventilation, providing more than 50% of these without any energy expenditure. The electricity supply of the entire project will correspond to autonomous systems generators of clean and renewable energy by including three helical wind turbines and photovoltaic panels on the roof of the building, thus providing service to the building as well as to the exterior zones and other areas of the eco boulevard.
The materials proposed for the parking construction will mostly be low maintenance materials, sustainable and recyclable or recoverable, avoiding the use of wood. On the other hand, the execution project will include a waste plan generated during construction aimed at minimizing pollution and maximizing the recycling of waste materials. Additions of recycled rubber from unused tires to the treads will be used to improve acoustic damping.
On the parking cover, a landscaping treatment is proposed, designed to have low maintenance and minimum water consumption. This will be achieved on the one hand by placing flora species that require little use of water, such as shrubs and native species. On the other hand, the rainwater from the roof will be collected in some tanks and with a simple reverse osmosis system can be reused to water the proposed plant area by drip, which will be fully sustainable. Drip irrigation, together with the installation of fluxers, double-flush tanks and timed faucets, will achieve a significant water saving in the building. In addition, gray water treatment plants will be installed, which collect the water from the toilets and, after a simple purification process, reuse the water to feed the cisterns of the toilets and the drip irrigation.
In short, it is a modern and sustainable project that complies with the main strategy of returning this space to the city, serving as a transit between the historic center of Alcobendas and the southern area of the municipality and integrating into the future ecobulevar.
